Maximise your stand’s rental yield.
Double-storey rental units and multi-room buildings for property investors upgrading township stands. Planned room by room for income, and drawn to pass council in Ekurhuleni and the City of Johannesburg.
More rooms. More rent. Plans that pass.
- You own a stand and want to turn it into a rental income asset.
- You want the most rentable rooms the rules allow, without risking refusal.
- You are adding units to an existing house or building new from scratch.
Everything from first visit to approval.
Yield study first
Before we design, we test how many rooms fit your stand: coverage, floor area (GFA), building lines, parking and height.
Room-count options
Two or three layout options with room counts and area schedules, so you can compare cost against income.
Efficient double-storey layouts
Shared entrances, stairs and ablutions planned to give more floor area to rentable rooms.
Safety & compliance
Fire safety, ventilation, natural light and ablution counts to SANS 10400, so tenants are safe and inspections pass.
Site development plan
SDP with coverage and GFA schedules that match exactly what the municipality checks.
Submission to approval
We lodge with Ekurhuleni or Johannesburg and respond to comments until the plans are approved.
Know your numbers before you build.
Every extra room should earn its place. We show you the rentable room count for each option, so you can weigh building cost against monthly rent before you commit.

Good to know.
Q1How many rooms can I fit?
It depends on your stand size, zoning, coverage, building lines and parking. The yield study answers this before you pay for full design.
Q2Do I need rezoning?
Sometimes. Some zonings limit the number of units. We tell you upfront and can refer you to a town planner if consent or rezoning is needed.
Q3Can you add rooms to my existing house?
Yes. We measure what is there, plan the additions and submit the combined plans.
Q4Which municipalities do you submit to?
We submit to the City of Ekurhuleni and the City of Johannesburg.
Tell us about your stand.
